With 45 operational clubs in Spain and a goal of reaching 200 centers in the near future, we provide personalized coaching, convenience and cutting-edge technology to help people embrace a healthy lifestyle through physical activity.Job Summary:This is a role is primarily responsible for the selection of viable locations in order to expedite the expansion of Anytime Fitness across Spain. As part of the Franchise Development department, the Real Estate Manager will work side by side with the Director of National Expansion and franchisees to drive territory sales and shorten the time to open by expediting site selection in strategic areas. The role will also build a network of property owners, brokers and investors and will contribute to the organization of events and the qualification of sales leads.Responsibilities:REAL ESTATE• Build network of landlords and actively seek new sites.• Review sites and negotiate initial terms of leases.• Ensure design manual is referenced in fit-out discussions with prospects.• Collaborate closely with the Director of National Expansion on the identification of strategic areas for development.• Communicate regularly with existing franchisees seeking to open additional Clubs.SALES• Qualify new franchise candidates.• Execute the franchise growth strategy and enhance prospect flow by networking in your markets, attending events, trade shows, etc. when applicable.• Manage the initial stage of the franchise sales pipeline and leads provided from the initial inquiry through diligent management of the FranDev software platforms.LEAD GENERATION (Offline)• Build and nurture network of franchisees, investors, landlords, lenders…• Participate in national and regional Franchise Fairs.• Participate in events sponsored by chambers of commerce and other organizations.PROJECT MANAGEMENTIn the future, this role may be responsible for managing the pre-open process for new Clubs ensuring the franchisees meet the Required Open Date. Job Qualifications:MUST: • Proven experience in Real Estate (5+ years), in particular, with Site Selection and Lease Negotiation.• Strong communication skills both oral and written in Spanish and English. Catalan or Portuguese is a bonus.• Superior attention to detail, time management and organization.• Strong relationship building and fostering skills.• Experience in making public and media presentations.• Willingness to travel - ideally based in Madrid.PREFERRED:• A bachelor’s degree in business, management or related field.• Experience in franchise sales and development and/or management of opening process.• Experience in budget planning.• Proficient in standard Microsoft Office formats and Excel as well as FranDev and Demographic Analysis platforms such as FranConnect and Geoblink.
